As we head into the last stretch of summer, here's a look at what's happening in the Davis, Salt Lake, and Morgan County real estate markets, plus a few things worth doing before fall arrives.

August Market Snapshot

Salt Lake County just set a new record. The median single-family home price climbed to $645,000, up nearly 5% from a year ago. Homes are taking a bit longer to sell — an average of 48 days, up from 45 — and new listings are up as well, meaning buyers have a little more to choose from even as prices keep climbing.

Davis County is telling a quieter story. The median single-family price eased slightly to $568,450, down about 1.6% year over year, while sales cooled a touch. That's created a window of opportunity for buyers who've felt priced out of Salt Lake County.

Morgan County remains tight and in demand. Inventory is limited, and desirable properties are still moving quickly. If you've had your eye on a move out that way, it pays to be pre-approved and ready to act.

Statewide, 30-year mortgage rates are hovering around 6.5%, with many forecasters expecting a gradual dip toward the high-5% range later this year.
